The concept

The home to personalise, simply explained

A home to personalise (known in France as a "plateau") is a house whose heavy, technical work is done — façades, floors, insulation, staircases, meters — all guaranteed for 10 years, with a roof that was already renovated. What remains is the most enjoyable part: the layout, the materials, the kitchen, the bathrooms. The security of the already-built, with the freedom of the made-to-measure.

01

An entry price below the market

You buy before the final fit-out, not at finished-house price. Even adding the renovation budget quoted by local tradesmen, the total cost stays well below the price of a renovated equivalent in Sérignan.

02

Total customisation

No choice has been made for you. Room layout, materials, kitchen, bathrooms: the interior is 100% yours. A complete design by an interior architect — floor-by-floor plans and 3D views — helps you picture your project.

03

A guaranteed structure

Façades, floors, insulation, staircases and meters were completed by professional companies under the French 10-year guarantee ("garantie décennale") — and the roof was already renovated at acquisition. The structural risk is behind you.

You are never on your own with the works

Buying a home to personalise doesn't mean starting from scratch. We give you everything you need to decide with full knowledge — before you sign.

Introductions to the right companies

We introduce you to the companies that built the structure: they know the building perfectly and can carry out the finishing works if you wish.

A budget priced line by line

Tradesmen's quotes detail every item — partitions, electrics, plumbing, finishes, kitchen, bathrooms — and place the envelope between €30,000 and €40,000 depending on your choices. You know exactly where you stand before committing.

Interior architect's plans provided

A complete floor-by-floor design and 3D views, drawn up by an interior architect, are provided for each house. We guide you in defining your project right up to the signature.

The pack (quotes + 3D views + architect's layout plans) is a commercial information document with no contractual value. Finishing works are carried out after the sale, under the buyer's own project ownership, by companies of the buyer's choice. MASTER IMMO does not act as project manager and receives no intermediary commission: its role is strictly that of a facilitator.

The lifestyle

Sérignan, between the Mediterranean and the Canal du Midi

A lively Languedoc village all year round, Sérignan offers the sweetness of the South of France: sandy beaches a few minutes away, farmers' markets, the banks of the river Orb, the La Cigalière concert hall — and close to 300 days of sunshine a year. A sought-after coastline

Sérignan-Plage and Valras-Plage attract loyal French and European holidaymakers every summer.

Optimised from the design stage

Layout, sleeping capacity, equipment: you fit out directly for rental use, with no later conversion costs.

An objectified potential

A local agency's valuation report places the after-works value around €350,000 for the 100 m² house and €400,000 for the 125 m² one — for a total cost of roughly €200,000–215,000. Detailed report available on request.

All values and projections (valuation report, rental income, yield) are indicative, non-contractual estimates, dependent on the market, seasonality and the level of finish. Valuation report and personalised estimate on request.

Frequently asked questions

Everything you need to know before starting

What exactly is a "home to personalise"?
It is a property whose main structure is complete — foundations, walls, roof, façades — and whose interior fit-out remains to be done: partitions, electrics, plumbing, finishes, kitchen and bathroom. Here the work is already well advanced: renovated façades, wooden floors laid on the living levels, designer staircases in place. You finish it to your own taste.
Who carries out the finishing works?
The finishing works are carried out after the sale, under your own project ownership, by the companies of your choice — or by yourself if you are handy. To make it easier, we introduce you to the companies that built the structure, who know the building perfectly, and renovation quotes are available on request.
What total budget should I plan for?
Purchase price + works budget + notary fees. As an indication, based on tradesmen's quotes: around €200,000 all-in excluding notary fees for the 100 m² house, around €215,000 for the 125 m² one — i.e. €1,720 to €2,000/m², compared with €3,200/m² and above for renovated houses in Sérignan. These amounts are indicative and non-contractual: the final budget depends on your choice of finishes.
How long before I can move in?
Allow the standard French conveyancing period (about 3 months between the preliminary contract and the deed), then the finishing works — generally 4 to 8 months depending on the scope of your choices and the availability of the companies. A realistic timetable can be drawn up with the companies at quotation stage.
What about notary fees?
Purchase costs apply to the purchase price — not to the final value of the finished house. This is one of the financial advantages of the formula: duties are calculated on €160,000 or €175,000, not on the value of the completed property. Your notary will provide the exact amount.
Can I view remotely?
Yes. Detailed photos, architect's layout plans, live video viewings from the site, and a virtual tour (coming soon): everything is in place for you to move your project forward seriously before travelling. A complete file is sent on simple request.
How does buying from abroad work?
The French process is simple and highly protective for buyers. You sign a preliminary contract ("compromis de vente" — possible by power of attorney or electronic signature), benefit from a 10-day cooling-off period, then sign the final deed before a notary about 3 months later. The notary — an impartial public officer — secures the entire transaction and the funds. You do not need to be a French resident to buy. We regularly assist Belgian, Dutch, British and German buyers.
